This brick house is situated on a steeply sloping sylvan site above Dalkey Village with panoramic views across the city. The house is arranged over three levels with the lowest level partly buried, accommodating a self-contained two bedroom unit.

The main living spaces are located on the upper floor to take advantage of the spectacular views. There are three generous terraces off these rooms, giving ample access to sunlight and fresh air as the sun completes its journey around the house. The rooms on this level are separated by elegant glazed screens which mean that the spaces remain separate but that the constantly changing light and glimpsed views of sea and city are ever present.

On the middle floor is an elaborate iroko entrance screen leading to a generous hallway with a magnificent inglenook fireplace and three large en-suite bedrooms, designed to make the most of the morning sun. Large curved windows on two levels allow for dramatic views from within and make a dramatic feature from street level.

The house roughly divides the site into three parts, which along with the dramatic level changes, allows for three different external spaces of varying characters. A warm buff burned brick with a coarse white mortar in thick joints is used throughout, along with a golden Spanish granite for both internal and external paving and beautiful oak joinery throughout.

The house at 22 Dalkey Avenue has been shortlisted for the 2014 Brick Awards in three different categories:

Best International Project

The Brick Awards are an international event organised by the Brick Development Association to highlight the innovative use of brick in contemporary design and construction.

The judges will visit the house in the coming weeks and the awards ceremony will take place in London in November 2014.
